We consider all applications on an individual basis. As a general rule we accept the following;
Applicants claiming local authority benefits
Applicants applying via a local authority Deposit Guarantee Scheme
Applicants with house trained pets

No white goods are provided
Decoration is allowed. We do ask that walls are returned to the neutral colour scheme when departing the property.
Moving In
A deposit of one months rent will be required at the signing of the lease and prior to the handover of keys. All deposits are held by Safe Deposit Scotland - A government-authorised tenancy deposit protection scheme. More information regarding the deposit scheme can be found at www.safedepositscotland.com
At the outset a note is made on the condition of the property and a list (inventory) of its contents will be drawn up for your approval before you move in.
You will be issued with a Private Residential Tenancy. This type of tenancy came into force on the 1st December 2017 and replaces assured and short assured tenancy agreements for all new tenancies.

The Tenant will be responsible for payment of the council tax, water and sewerage charges, or any local tax which may replace this. The Tenant will advise the local authority of the date of the start of the tenancy and the date of the end of the tenancy.
Household Bills
The Tenant undertakes to ensure that the accounts for the supply to the accommodation of gas, electricity and telephone are entered in his/her name with the relevant supplier.
The Tenant agrees to pay promptly all sums that become due for these supplies relative to the period of the tenancy.
The Tenant agrees to make the necessary arrangements with the suppliers to settle all accounts for these services on termination of the tenancy.
Moving Out
Should the tenant wish to leave the property prior to the 'end date' stated in the Short Assured Tenancy he /she will be liable for the rent of the full six month term.
After the six month term has passed the lease continues on a monthly basis until terminated by either party.
The Tenant is required to provide one months notice in writing.
The Landlord is required to provide two months notice in writing.
